What we build
Complete control identification
We read every planning instrument cover to cover — LEP, SEPP, DCP — and extract every individual requirement. Not summaries, not keywords, not links to PDFs. Every height limit, setback, parking rate, heritage provision, and landscaping rule is identified as a discrete, assessable control. When you query a lot, nothing gets missed.
Approval likelihood scoring
Every control is scored by its likely impact on your DA approval. Heritage constraints on State-significant items carry more weight than minor landscaping rules. The result is a ranked list of compliance risks — high-impact items at the top, routine items at the bottom — so you know exactly where to focus.
Lot-level precision
Planning controls vary within a zone — the height limit at one end of a street can differ from the other. We resolve the actual value for your specific lot from spatial overlay maps, not zone-wide averages. The height limit, FSR, and heritage status you see are for your exact coordinate, with the exact clause reference.
Our approach
Understanding over keyword search
We don't search documents for keywords. We model how planning instruments actually work — which controls apply, which override others, which only kick in for certain development types. This catches things that text search misses: State policies overriding council controls, DCP requirements that only apply in specific zones, cross-instrument interactions you'd never spot reading one document at a time.
